The Federal Government Budget - Last night the Federal Government
extended the current First Home Owners Boost scheme in its current
format until October 1, 2009. This means that those buying existing
homes will receive $14,000 and those buying new homes $21,000. From
October 1, 2009 First Home Owners scheme is halved. Which means
those buying existing homes will receive $10,500 and those buying
new homes $14,000. As of December 1, 2009 the First Home Owners
Boost scheme will cease and the existing $7,000 grant will continue
to be available to all first home buyers. Check your State Government
as well though - Victoria
offers additional payment for new homes in regional areas, as
well as other grants.

Market: The First Home Buyers Grant is providing pretty much the
only stimulus to the market as buyers who have sold to this group
start to look for their new home. Usually these brackets are up
to $350,000 to buy first time and the new buyers mostly $500,000
to $850,000 athough some of these are concerned about unemployment
and redundancy and so making a downgrade. Little happening for weekenders,
holiday home, with the treechangers taking their time to find a
property to make a change in the next 5 years.
No news yet whether the current Federal Government First Home Grants
will continue beyond 30th June 2009 so some stimulus expected to
continue for the moment.

Understanding Money : in the current economic environment making
important changes to how you manage your money is one of the best
strategies for survival. Of course unless you have to sell your
home or investment property you are unlikely to do so when the market
is so uncertain. However changing your mortgage or your mortgage
repayments, fully understanding your debt and credit cards. There
are lots of resources these days and here are a couple you may find
useful

If you fixed your loan in recent years fearful of ever increasing
interest rates and now find how much they have dropped, understanding
about breaking a fixed loan may be one of the best strategies for

January 2009
: despite all the doom and gloom the year has started well for EcoProperty
/ Eco Real Estate with buyers around and sales happening. Perhaps
it will be a year when we all take stock of our lives, the health
of ourselves and our family and the planet. A new American President
in Barack Obama will stimulate lots of interest to see how he may
lead one of the important Western economies in this time of financial
crisis. We believe a great time for innovation, reflection and renewal.
Water:
National Water Week October 2008: Sydney Water has Plant Selector
to enable you to choose your area and select lists of waterwise
plants. http://www.sydneywater.com.au/SavingWater/InYourGarden/PlantSelector/
Frogs:
As many of you will know frogs are integral to ecoproperty(R)
as we rate the property meeting all 5 ecoproperty categories at
the highest level with the frog. Why? Because frogs are a wonderful
indicator of biodiversity. The fact that they are rapidly dying
out and increasingly rare is an indicator of our lack of biodiversity.

and download the booklet 'Bonking in the Garden'
Grants:
The Australian Government announced the increase to $14,000 for
First Home Buyers Grants and a further $7,000 if for a new home.
These are available immediately until 30th June 2009. Each State
in Australia may have slightly different incentives as well so good
