woodland", large old trees and productive river flats.

and enriched using both biodynamic and sustainable soil principals.
The production areas consist of haymaking, olives, pomegranates,
indigenous seed propagation, bay tree propagation and a large
vegetable garden. This is supported by a fully automated green
house and shade house.

commercial area. with its north facing windows, 100 square metre
on ground level and a 30 square metre loft. The windows look
out on to a courtyard though to the vegetable garden.

combines a large dining, living and kitchen space overlooking
a tiered decked outdoor area with vistas over the property.
An 1800s field stone cool room sits beside the house.
Horse stables include three covered boxes and feed sheds. These
are connected to two haysheds.
Water tanks fed from the 400 square metre hay sheds hold 120,000
litres for house, propagation and garden needs. These are supported
by a 5 mega litre dam with extensive underground pipes and pumps.
